Tenant Playbook
Find the right home. Become the applicant they choose.
Part I: Search smart
Choose a neighborhood first
Decide what matters most: walkability (Short North, German Village), schools and suburban space (Dublin), commute, and parking. See our Neighborhood Spotlights.
Time your move
Fall and winter are softer seasons in Columbus; current trackers show asking rents dipping. Concessions such as free weeks or waived fees are more common in new buildings now.
Touring checklist
- Water pressure, hot water, and HVAC operation
- Signs of leaks, pests, or moisture
- Cell signal and internet options
- Noise at different times of day
- Laundry, storage, and package handling
- Parking availability and security
Vet the management
Read recent online reviews for patterns in maintenance response and deposit returns. Ask current residents when you can.
Read the lease
Check the term, renewal and increase terms, early-termination fees, maintenance responsibilities, and the rules on guests, pets, and subletting.
Count hidden costs
Utilities (and who pays which), parking, pet rent and fees, amenity or trash fees, renters insurance, and move-in deposits.
Spot scams
- The rent is far below comparable listings
- The "owner" can't show the unit in person
- You're asked to wire money, pay in gift cards, or pay before seeing the unit or signing a lease
- Verify ownership through the Franklin County Auditor's public records
Part II: Market yourself
Build an income proof package
Recent pay stubs, an offer letter, and bank statements in one tidy PDF. If you're self-employed, include two years of tax returns.
Line up references
Past landlords plus a professional reference, with permission and current contact details.
Prepare your credit
Pull your free reports at AnnualCreditReport.com, dispute errors early, and be ready to explain any blemish briefly and honestly.
Write a renter resume and cover note
One page: who you are, your move-in date, how long you plan to stay, your income, your rental history, and any pets. A short, courteous note sets you apart.
Be responsive
Answer within hours, have documents ready, and be ready to pay the application fee and sign promptly once you've decided.
