Affordability Index
What fits, and where
A neighborhood-level comparison of rent with local incomes, for tenants budgeting and landlords pricing.
Methodology
- Rent-to-income ratio = annual median asking rent ÷ median household income.
- Rent inputs: published median asking rents (Zumper, Apartment List) as shown in Rent Pulse.
- Income inputs: U.S. Census Bureau American Community Survey (ACS) median household income, cited with survey year.
- Benchmark: households paying more than 30% of income on housing are commonly considered cost-burdened (HUD definition).

Quick self-check
Multiply your monthly rent by 12 and divide by your gross annual income. Under 30% is the common affordability benchmark; many landlords instead require gross monthly income of 2.5–3× rent.
