Applications
The rental application, from both sides
What applicants typically provide
- Government-issued photo ID
- Proof of income: recent pay stubs, offer letter, tax returns or bank statements if self-employed
- Rental history and landlord contacts
- Authorization for credit and background screening
- Housing voucher paperwork, if applicable
Income guidelines
Many landlords look for gross monthly income of roughly 2.5 to 3 times the monthly rent. Policies vary by property. For voucher holders, income standards typically apply to the tenant's portion of rent; ask each property how it calculates.
Fees
Application fees usually cover screening costs. Ask what the fee covers, whether it's refundable, and whether a holding deposit is required before paying.
Vouchers welcome
Housing Choice Voucher holders are a sizable part of the Columbus rental market. Landlords who accept vouchers work with CMHA on inspection and rent approval; see Rent Pulse for current payment standards.
Fair housing basics
Federal fair housing law prohibits discrimination based on race, color, religion, sex, national origin, familial status, and disability. Ohio and some local jurisdictions may add protections. Apply the same written criteria to every applicant, and consult a qualified professional for specific legal questions.
